Riverlands is a landmark mixed-use development set within a 14-hectare urban oasis on the banks of the rehabilitated Liesbeek River, just 10 minutes from Cape Town’s city centre. As one of the Mother City’s most significant new growth nodes, the development establishes a strategic connection to the M5 highway via the Black River, enhancing accessibility while contributing to the regeneration of the surrounding precinct.

The development comprises basement parking beneath a shared podium supporting two reinforced concrete buildings—one rising six storeys and the other two storeys above podium level. The podium and suspended floors are constructed using reinforced concrete post-tensioned flat slabs, while the roof slabs comprise conventionally reinforced concrete flat slabs, providing an efficient and durable structural solution.

PTS-S Scope

Supply and installation of the bonded mono-strand post-tensioning (PT) system for all post-tensioned in 13,600 m2 of flat slabs throughout the development.. The PT solution was delivered to meet the project’s structural and construction requirements, providing an efficient floor system with enhanced span capability and optimized material usage.

The bonded mono-strand PT system are fully grouted after stressing to provide individual corrosion protection, enhanced durability, and improved structural redundancy by transferring loads through bond rather than relying solely on end anchorages. The system also improves crack control and post-cracking performance, enabling slimmer slabs, longer spans, fewer columns, and reduced concrete and reinforcement quantities, resulting in a more efficient and cost-effective structural solution.
